We'll start with a 30-minute conversation about your goals — what neighborhood you're drawn to, your must-haves, your budget, and your timeline. We'll sign a buyer-broker agreement that clearly states the $3,000 closing credit you'll receive.

Get Pre-Approved

I'll connect you with trusted local lenders who can pre-approve you quickly. A solid pre-approval makes your offers stand out — and tells you exactly what you can afford. If you're using gift money or have unique loan needs, I work with lenders who handle those situations regularly.

Search & Tour

You'll get instant alerts for new listings matching your criteria. We'll tour homes together — and I'll help you read between the lines on every property. We'll discuss neighborhood factors, schools, NJ property taxes, and resale potential before you fall in love with a place.

Make a Strong Offer

Pricing is just the start. We'll craft an offer with the right contingencies, timeline, and structure to win — and protect you if anything goes sideways. In multi-offer situations, I'll help you compete strategically without overpaying.

Inspections & Negotiations

Once your offer is accepted, I'll coordinate inspections and walk through the report with you. If issues come up, we'll negotiate repairs or credits with the seller. This is where seasoned representation pays for itself many times over.

Appraisal & Loan Finalization

Your lender orders an appraisal. I'll coordinate access and make sure the appraiser has accurate comparable sales data. We'll also stay on top of your loan documentation and respond quickly to any underwriter requests.

Final Walkthrough

The day before (or morning of) closing, we'll do a final walkthrough together. We're confirming the home is in the same condition as when you signed the contract and that any agreed-upon repairs were completed.

Closing Day

Sign the paperwork, pay your closing costs minus the $3,000 credit, and get the keys. From here, you're a homeowner — and I'm still your resource for contractor referrals, neighborhood questions, and anything else you need.
